The Moroccan Government, within the development plan ‘Cuadro
Azur’ has started an ambitious plan called ‘Visión
2010’ that aims to pass from 4.5 million of tourists to
10 million by the year 2010.
Mediterrania Saïda will be in the very
near future an important reference for the tourism in the Mediterranean
coasts, meeting point of different cultures in an atmosphere of
leisure and entertainment. It will also become an essential place
for golf lovers, since they will have lots of opportunities to
practice this sport. People fond of nautical sports will also
have its place at Saïdia, with a Marina with room for 740
ships. This yachting harbour will be one of the Mediterranean
most famous Marinas.
GEOGRAPHICAL SITUATON AND CONNECTIONS
Mediterrania-Saïda is a tourist project of considerable
scope situated in Saïdia, to the north of Morocco, between
Melilla and Algeria and opposite to the Almería coasts,
in Spain and in the province of Berkane, in the eastern region.
Mediterrania–Saïda is a great tourist resort at the
door of Europe that is to be constructed on a plot of more than
700 hectares with frontline white sand’s beaches of over
6 km. Together with its good geographical situation, two airports
are close byand offer international flights and at the moment
non-stop flights from Malaga to the Moroccan airport of Oujda
are being negotiated. There are also very good regional and national
road connections.
INFRASTRUCTURE AND FACILITIES
The density of construction will be low, since the 40% of the
promotion is going to be green areas. The construction height
will be the correspondent to 3 floors (ground floor plus two floors),
including the hotels. With this new project, Fadesa-Marruecos
aims to make of Saïdia a Mediterranean international tourist
reference with a diversified and attractive offer.
Residential Area
Mediterrania-Saïda is a residential project of reference
with situated in a magnificent location that is very well preserved.
This project offers the exceptional opportunity of becoming owner
of an outstanding villa or high standing apartment situated in
a lovely and exotic location making this place a pleasant and
functional option to live in. Furthermore, terraces and solariums

Hotels

on the Barceló Hotel. It has been planned to be finished
by January 2007 and opened by Easter of 2007.
Golf
The central area of Mediterranea-Saïdia consists of three
18-holes golf courses that occupy a total extension of 210 hectares,
what offers magnificent views to apartments and hotels. At the
moment one of the three golf courses is being constructed and
is planned to be finished by June 2006. Work on the second course
will began immediately, and the same with the third one.
Marina
The yachting harbour, which will have all complementary services:
customs house, ‘capitainerie’, control tower, Tourist
Information Office, repair shops, etc, will be built on an area
of 29 hectares. The marina, a first class harbour, is already
constructed, except for the docks. It will have 750 moorings,
so it will be similar to the Puerto Banús in Malaga, which
has approximately 1000 moorings.
Commercial Area
With more than 40 hectares, the commercial area, built in on
the terrace over the Marina, has been designated as a commercial
complex that combines green areas and establishments of different
nature.There will be an IKEA, electrical appliances shops, big
supermarkets, a private clinic, banks, first class boutiques as
in Puerto Banús, taxis, hotels, several restaurants, a
nice lighthouse with a luxury restaurant at his top, leisure area
with big wheels, parks, spa, bowling alleys, discotheques, parking
areas, etc…
Mediterrania Saida
It is planned to sell 1 and 2 bedroom residential units in ground
floors, first and second floors of Blocks 10 and 12 in the AP4
plot. There will also be apartments and single-family villas available
under previous confirmation of the promoter in different blocks
of the AP4 and AP6 plot, as well as in one of the V plots in which
all villas are situated, at first line golf.
Build Sizes
1 bedroom units have an approximate extension of 56 m² plus
13 m² of terrace.
2 bedrooms units have an approximate extension of 76 m²
plus 25 m² of terrace.
Villas would have an approximate built extension between 250
m² and 383 m² and plots of approximately between 700

When buying plots, there is no VAT, so
in case of villas there is only VAT on the construction value.
Please note: It is necessary for clients to open a bank account
in Morocco when buying.
Payment
The standard form of payment has been agreed with the promoter
to be as follows:
Reservation: €.3.000,- 40% plus VAT (minus
deposit) at the signature of the private contract 60% plus VAT
at the signature of the title deed
Guarantees: The paid amounts will be assured
through guarantees and banker’s references.
Non-residents financing: Properties are sold
free of charges so that clients have total freedom to arrange
its own financing, either in Spain or through mortgage in Morocco,
where interest rates differ from 4.5 % to 7.5 % depending on the
bank.
Moroccan financing companies do arrange non-resident financing
from 60% to 100% of the property. The promoter itself is negotiating
with several financing companies the 100% possibility.
Community fees: The estimated annual community
fee could range from €.400,- and €.600, including general
maintenance, illumination, gardeners, insurances, swimming-pools,
security and rubbish collection.
Additional services: All owners will be able
to benefit from special prices in all the installations of the
residential development. As an example, discounts of up to 50%
and preference for playing are being considered for the golf courses,
as well as for the harbour.
